Duke Realty Corporation operates as a real estate investment trust (REIT) company. It engages in the ownership and rental of office, industrial, and retail real estate investments. The company provides various real estate services, such as property management, maintenance, leasing, development, and construction management to third-party property owners and joint ventures. As of June 30, 2004, it owned or controlled 904 industrial, office, and retail properties consisting of approximately 112.5 million square feet located in 13 operating platforms, as well as owned or controlled approximately 3,700 acres of land for the development of industrial, office, and retail properties. As a REIT, the company would not be subject to federal income tax purposes, provided that it distributes 90% of taxable income to its shareholders. Duke Realty Corporation was founded in 1972 and is headquartered in Indianapolis, Indiana. The company formed a 50/50 joint venture with Bremner & Wiley, Inc. to develop healthcare facilities in October 2004.
