It engages in acquiring, owning, and operating apartment communities mainly in the southeastern United States, and in Texas. As of June 30, 2004, the company owned or had an ownership interest in 130 multifamily apartment communities. As a REIT, the company is not subject to federal income tax to the extent it distributes 90% of its REIT taxable income to its shareholders. Mid-America Apartment Communities was founded in 1994 and is based in Memphis, Tennessee. The company acquired the Watermark apartments, a 240-unit community located in Roanoke, Texas, in June 2004.
