Washington Real Estate Investment Trust engages in the ownership, operation, and development of real properties in the Washington-Baltimore region. The company has four segments: Office Buildings, Retail Centers, Multifamily Properties, and Industrial/Flex Centers. Office Buildings, which include medical office buildings, provide office space for various types of businesses and professions. Retail Centers are neighborhood grocery store or drug store anchored retail centers. Multifamily Properties provide housing for families throughout the Washington metropolitan area. Industrial/Flex Centers are used for flex-office, warehousing, and distribution type facilities. As of June 30, 2004, it owned a diversified portfolio of 67 properties, consisting of 11 retail centers, 29 office buildings, 18 industrial complexes, and 9 multifamily buildings, totaling 9.8 million net rentable square feet. The company has qualified as a real estate investment trust (REIT) for the federal income tax purposes. As a REIT, it would not be subject to federal income taxes provided the company distributes at least 90% of its taxable income to its shareholders. The company was founded in 1960 and is headquartered in Rockville, Maryland. Washington Real Estate Investment Trust acquired Shady Grove Medical Village II in Montgomery County, Maryland in August 2004. Shady Grove Medical Village II is a four story building consisting of 66,157 rentable square feet and surface parking with 334 spaces.
